CorridorIQ and Bonaventure have entered a strategic partnership to deploy AI-powered migration intelligence across Bonaventure's $2.8 billion multifamily portfolio spanning the Mid-Atlantic and Southeast. As part of the collaboration, CorridorIQ co-founders Zave Greene and Luke Anderson will serve as AI Entrepreneurs in Residence at Bonaventure's Alexandria, Virginia headquarters beginning May 2026.

Two Core Initiatives

1. Enterprise AI Deployment CorridorIQ will work alongside Bonaventure's leadership and technology teams to build AI-driven tools that let domain experts leverage structured, secure AI systems across the organization.

2. Migration Intelligence Integration CorridorIQ's county-to-county migration models will surface renter and buyer relocation patterns before traditional market data reflects them, informing leasing strategy, market selection, and acquisition timing.

What This Means

Real estate professionals have historically relied on post-facto migration reporting that is outdated by the time it arrives. This partnership brings real-time, predictive migration signals into a $2.8 billion portfolio for the first time.

Beyond the data, this collaboration reflects something broader. Zave and Luke bring a distinct approach to working with organizations in the age of AI: systems-level thinking about how businesses operate, an architect's instinct for building reliable infrastructure, and the ability to see where artificial intelligence fits into the business process and deploy it with intentionality.

About the Partners

CorridorIQ was founded in 2025 at the University of Virginia. The platform maps population movement patterns and predicts relocation trends using machine learning and AI models.

Bonaventure was founded in 1999 and manages $2.8 billion in assets across 20,000+ apartment units in the Mid-Atlantic and Southeast.
